Commercial Development

Our work represents an investment in the future of our city that does not end with a project’s completion. Through continued ownership and/or management, we safeguard the quality of all our commercial and retail properties with a focus on responsive property management and care.

Regions Financial Center at 3773 Richmond Avenue represents a new evolution of urban office development, a project that embraces its surroundings with multiple uses and pedestrian friendly areas. Located on the Western edge of Greenway Plaza submarket, the development includes, on the upper floors, modern, Class A space anchored by the Houston headquarters for Regions Bank. The street level consists of carefully selected restaurants, and Regions Bank Financial center and other premium retail services. The architecturally striking 11-story office tower will have integrated parking and the modern amenities the premier office tenants expect and demand.

The collaboration of developers TRC Capital Partners, Barbour Investments and Hansen Partners have delivered 180,000 square feet of Class-A office and retail space that is certified LEED Silver, and ties together office buildings to the East with numerous restaurants and retailers to the West creating a seamless pedestrian corridor along Richmond Avenue.

This 79,723 square-foot, Class A boutique office building caters perfectly to a tight-knit tenant community with architectural design features that differentiate the Property from the broader marketplace. Built in 2014 on Richmond Avenue, one of Houston’s primary East-West thoroughfares, the Property is strategically located in one of Houston’s most walkable urban environments. The building boasts an extremely efficient operating history consisting of low leasing costs, high tenant retention, and strong historical occupancy rates due to a steady stream of tenants. There is minimal downtime on vacant space as new tenants constantly backfill any vacancies that come available.
